Business Development Executive – Playerbox

Own new venue openings for Playerbox, E-Gokart Track and Padel Tennis, from machine layout and payback math to permits and the opening timeline. You report directly to the Owner.

About the role

You turn a raw space into a store that opens on time, plays well, and pays itself back.

MAKEiO runs Thailand's most fun indoor entertainment venues: Playerbox arcades, E-Gokart Track and Padel Tennis. We're opening new stores fast, and we need someone who owns the middle of that process: what machines go where, whether the numbers make sense, and getting every team pointed in the same direction so the store opens on schedule.

This is a hands-on venue-development role, not a desk job and not a pure deal-hunting role. Landlord negotiation is already handled by someone else. Your job starts once a site is in play and runs through opening day and early operation. You report directly to the Owner.

What you'll do

  • Plan the machine layout. Decide which games and machines go where in each space, and lay it out as a 2D floor plan in Figma before handing it to the design team. You set the plan; designers make it beautiful.
  • Match machines to the store. Analyse each location's demographics and recommend the right machine mix for that crowd. Not every store gets the same lineup.
  • Run rough payback math. Understand the capex going into each store and estimate how many periods until it pays back. Ballpark ROI thinking, not full accounting: the accounting team owns the books.
  • Watch the operation on the floor. Observe whether the on-site flow works and flag what to fix. You don't manage the staff (the ops team does), but you understand the business goal and make sure the floor serves it.
  • Own the sales system and customer tracking. Keep the sales system tight and set up customer tracking first, so Marketing has real data to run campaigns from.
  • Buy the small stuff that makes a store better. Source the small equipment and add-ons that make a venue more fun, smoother, or more optimised.
  • Plan the fit-out. Bring a real sense of design to how each store is decorated: appropriate and on-brand, without overspending.
  • Keep a marketing head. Have enough marketing instinct to know which direction a given store should be promoted.
  • Handle regulatory work. Deal with government agencies on the permits and compliance a new venue needs.
  • Route the work and own the timeline. You're the hub between departments. Coordinate everyone and manage the schedule, especially the store-opening timeline.

What this role is not

  • You don't negotiate the lease. Someone already owns the landlord relationship. At most you join the meeting and prepare the slides that present what we'll build and the activities we'll run.
  • You don't do the accounting. No chart of accounts, no closing the books: the accounting team handles all of that. You only need to reason about capex and payback at a business level.

What we're looking for

  • 3–6 years across venue or store development, retail or F&B expansion, project coordination, operations, or business development, ideally having helped open physical locations end to end.
  • You can plan a floor layout and express it visually (Figma or similar) well enough to hand to designers.
  • You can read a rough P&L or payback model: you're comfortable with capex, revenue assumptions and "how long to break even", even if someone else does the formal accounting.
  • A genuine sense of design and space: you know what a good store fit-out looks like and where the money should and shouldn't go.
  • You're organised enough to route a multi-team project and hold a launch timeline. This is half the job.
  • You can deal with government offices for permits and regulatory work without being scared off by paperwork.
  • A bit of marketing instinct, and you can set up basic customer tracking.
  • Working English (some vendors and partners are foreign). Daily internal work is in Thai.
  • A bachelor's degree in any field.

Nice to have

  • Experience opening retail, F&B or entertainment branches end to end
  • A background in the arcade, cinema, mall or fitness industry
  • Hands-on experience with Figma or other layout tools
  • Procurement experience
  • A founder or business-owner track record

Not for you if

  • You want to sit at a desk and wait for tasks
  • You can't hold a timeline or chase five departments at once
  • You have no eye for space or design
  • You get lost the moment numbers or a rough model appear
